Acceptance of the Rules

The reservation of the property implies acceptance of this regulation stipulated between guests (including accompanied persons) and Podere Selvatici, who will act as agent and will be responsible only as such.


Prices are expressed in Euro and are per apartment and for the requested period.

The agreed price includes consumption (electricity, water, air conditioning and heating), kitchen linen with weekly change, bed linen and bathroom with weekly change, possible parking for a car/ scooter and the use of common areas and swimming pool. The price does not include the security deposit, any damages and any other services requested by the customer. We reserve the right to change the published prices of our apartments at any time and without notice. However, the price agreed at the time of booking (excluding any extras), will not be changed in any case.

Booking & Deposit :

You can request quotes and information through the form on the page “Contacts” of the website , please provide us with your correct contacts, so we can easily reach you. We guarantee feedback within 24 h from receipt of the email.

In case of availability, in order to confirm your booking, you must provide your details, a telephone number, an e- mail address, the period, the number of persons and the details of a valid credit card.

Payment can be made by credit card or bank transfer.
In case of bank transfer the guest has 24 hours to make the deposit and forward accounting via email.

If the above times are not respected, the reservation will be automatically cancelled and the accommodation will be made available for new requests.

Penalty of cancellation:

In case of cancellation or changes made up to 20 days before the date of arrival, the amount will be fully refunded. In case of cancellation or changes made up to 10 days before the date of arrival will be refunded 50% of the entire stay. In case of cancellation or changes made after this deadline or no-show, there is no refund. In case of early departure, the entire amount of booking will be retained. In case of discounted, non-refundable rate, no amount will be refunded.

The reservation must be modified or cancelled in writing, if within the deadline, by sending an email to and must be confirmed in writing by the managers.

Unavailability of the accommodation:

Due to force majeure that prevent the booked accommodation to be available for clients, the OWNERS reserve the right to assign another accommodation with similar or higher characteristics at the same price, or in extreme cases to cancel the reservation, and to refund the tourist the amount paid without the latter being able to make further claims for compensation in any way. Please note that outside of what you have paid nothing else will be refunded or compensated. Therefore, no claim for compensation will be considered.

Management rules:

The manager is obliged to change the linen weekly and to clean the apartment at each customer change. Any extra change of linen requested by the customer has a cost of € 15.00 per person, to be paid in cash at the same exchange.

Linen means both bed linen and a set of towels (personal, face and shower) per person.

Apartments are equipped with beds, pillows and blankets, wardrobe, hangers, drawers, bedside tables or shelves, central lighting, bedside lamps or sconces, table for eating with chairs, armchairs or sofa beds, safe, wi- fi, television, iron.

The kitchens are equipped with oven/ microwave, refrigerator, sink with drainer, pots, kitchen knives, coffee maker, a colander, a salad bowl, a grater, a bottle opener/ corkscrew, a can opener, kettle, waste bin for separate collection, placemats and kitchen towels. Cutlery, glasses, goblets, big and small cups.

The bathrooms, in addition to linens, are equipped with waste basket, mirror and contiguous electrical outlet, shelf, toilet broom, bath mat, hairdryer, pool towel, shampoo, conditioner, organic shower gel.

Apartment size: the square meters of the apartments were provided directly by Podere Selvatici. Arrival -Security deposit

At least 24 hours before arrival, given the absence of a reception service, the customer is required to notify the manager of the exact time of arrival. On the day of arrival the apartment can be taken over from 14.00 to 20.00. In case of specific requests, notify the manager in advance by email or phone.

Note: The only key that we will deliver upon arrival is the automatic gate to access the property. The entrance to the structure and the apartments is instead automated with access code system that will be communicated by message before your arrival and will be active ONLY for the duration of your stay. These codes are personal and confidential and must not be communicated or forwarded to other persons.

Guests must show a valid valid ID upon arrival. If no valid documents are presented, the reservation will be cancelled and the full amount will be retained.

You will be shown the apartment and required a security deposit of € 100.00 for any damage and/ or shortages. The security deposit will be returned on the day of departure after the owner has checked the apartment. In the event of damage and shortages, a compensation assessed by the property manager will be required to be paid before departure.

We accept the following payment methods: cash, credit cards (visa, mastercard, ATM) and Satispay.

Departure – Return of the property

On the day of departure the owner or an agent will check the status of the property, if it will be released as it was delivered and if all the rules of this regulation will be respected, the security deposit will be returned. Any damage caused shall be compensated. The apartment must be released by 11.00 am, unless otherwise agreed, to allow cleaning.


Animals can be admitted upon prior request to the manager of Podere Selvatici.

Rules during the stay

Check the efficiency of the apartment and notify us of any anomaly or lack within and no later than 24 hours after your arrival, do not wait until the day of departure to inform us.

It is forbidden to stay in the house in more people than the maximum allowed. It is forbidden to let in strangers without having previously communicated it to the manager and having received express consent.

All accommodations are delivered clean and functioning. The client will be responsible for the daily cleaning of the apartment and will be responsible for its integrity, due to this it is forbidden to move the furniture from their location. At the time of return of the property, the customer will be obliged to leave the accommodation in acceptable conditions, in particular the cleaning of the kitchenette and dishes, which must be returned clean and tidy. Customers are also required to empty the refrigerator and bin.

The client is obliged to observe the common rules concerning quiet especially in the afternoon and at night, avoiding noises and shouts. Particular silence must be respected from 10.00 pm to 8.00 am and from 1.00 pm and 4.00 pm. Parents are asked to constantly watch over their children so that they do not disturb.

The client undertakes to take the utmost care of the property entrusted to him. Dishware and other equipment of the house (chairs, blankets, etc.) must not be used or transported outside the house. All defaults will result in charges being assessed on a case-by-case basis by the person in charge. Guests will be held responsible and will have to pay for any damage, breakage or loss of goods caused by you, or your visitors, during your stay at the accommodation. Items that are replaced must be of the same quality as the originals. Breakdowns caused by clients or those of ordinary maintenance will be charged to the tenant and the amounts deducted directly from the security deposit.

In cases of doubt, a structure’s person in charge will retain the entire deposit and return any difference together with the receipt of the expense incurred for the recovery at a later date.

It is absolutely forbidden to bring linen outside the accommodation. Sun cream and oil, make-up and hair dyes can permanently stain bedding, sheets and towels. We therefore ask you to be careful when using these products. If the stains cannot be removed despite your best efforts, you will be charged a fee to replace the linen.

The pool can be used from 09.00 am to 8.00 pm and its use is reserved for Podere Selvatici guests only. Children under the age of 14 must ALWAYS be accompanied and be subject to the strict vision and responsibility of the parents.

The customer expressly exempts the manager from any liability for direct or indirect damage that may result from guiltless interruptions of essential services such as electricity and water.

We are not responsible for the loss, theft or damage of objects of your property left in the apartments or for any accident, theft, damage to people or things just because they happened inside the property.

Privacy Policy n. 196/03

As required by art. 13 of D. Lgs. 196/03, Podere Selvatici will process the personal data you provide in compliance with the legislation on the protection of personal data processing. According to and for the purposes of this legislation, the processing of data carried out is based on the principles of correctness, lawfulness, transparency and protection of privacy and customer rights. The provision of data is optional. In case of failure to provide the same, the structure will not be able to consider the request for stay within its structure. Your data are only used for the fulfillment of registration and delivery to the authorities of P.S. as described by T.U.L.P.S. Personal data will not be retained for advertising or other purposes if expressly declared and subscribed by the customer. The personal data you provide are collected electronically and also processed with the aid of electronic tools.

This Regulation shall apply immediately. Failure to observe even one of the above rules entails the cancellation of the reservation and the expulsion from the building of the guests with loss of what has already been paid.
